Florida has an insane real estate market right now, and from what I understand itās due primarily to so-called pandemic refugees, ie people moving from locations that have actually taken the pandemic seriously. I was planning on hopefully buying a house this year, but that definitely is not going to happen now because of this market.
This chart is San Diego home price index. Iāve been RE licensed in California since 2001, and have worked FT or PT or side hustled real estate ever since. Right now, the temperature of the residential market as far as multiple offers, low inventory, short times on market, appreciation, any idiot being able to make money flipping houses, etc. feels just like it did in '03-'05.
There are differences though, as it seems to be more cash offers rather than highly levered ones, and there is more institutional/REIT-type money flowing into the market.
I was trying to buy a condo in late 2019 and gave up because even if the property had only been on the market less than 3 days, by the time I got there it had already been sold.
Probably was for the best because I would be stuck in orange county for ~30 years and fuuuuck that.
The market in Charleston / Mt. Pleasant is absolute lunacy. Every house is off the market in a day. Prices are up 20% from a year ago. And this is far from the most insane market: Nashville and Austin are even more ridiculous.
It doesnāt seem like a bubble, though. The buyers are bringing 20% cash and in many cases are paying 100% cash and waiving contingencies.
