It’s just brilliant

I’m not sure what that word means and I don’t want to know, but I vote yes.

Deleted the poll. We don’t have much guidance as mods here imo, but that was getting close to legally objectionable content.

Only 18% of homes selling for less than list price, I think.

So what you’re saying is I need to go buy some homebuilder STONKS.

Insanely low interest rates will do that, I guess.

The house next to mine just went through a frenzy of open house and showing activity and sold for an absurd amount considering the size and how old everything in the house was. I laughed when I saw the list price but i wouldn’t be surprised if it went for well over ask

Why all the buying? Is it just low interest rates? Pandemic relocations? Another lol bubble?

Also, if anybody is interested in a paying well above assessed value for a run down shack in a not particularly desirable part of western Massachusetts, lmk.

I think it’s lots of things.

Low interest rates
People fleeing cities
Pent up millennial demand
Semi-forced savings from COVID
More disciplined home builders
Building/density restrictions in the places people want to live

Maybe fewer people are selling for some reason. Fewer relocations because of job changes?

Time on market is down to 48 from 60 a year ago, which is significant, but doesn’t seem like it’s just houses selling fast.

It could be a trailing indicator of the disruption of housing starts earlier in covid.

About half-way through Tenet and I must say, I had a feeling this movie would be dumb, but I didn’t think it would be Secret War With Backwardsland dumb. In a way it’s all the more enjoyable for it.
