Talk to lawyers you know. There are ways to tell good lawyers but they arenāt obvious. Itās really difficult to tell if a lawyer is billing fairly and wisely (not over or underworking issues).

Yes, lawyer, not in Ohio. Solar farm lease sounds relatively simple (if itās relatively simple). If there are any similar farms near you, you can maybe ask about the lawyer who did their lease. Theyād probably reuse the prior work and it would be simpler.
If itās a form lease the leasing party has offered there may not be a ton of room to bargain. For those types of things, I read it over closely, think of worse-case scenarios, point out the bad stuff to the client, see if the client has any particular concerns, and then specify changes we would like to make. Depending on the nature of the deal, they may or may not be open to negotiation and changes.
I think whatās going on is, She signed an option with them several years back. Maybe they donāt necessarily like the terms they gave her, but they absolutely need her farm in the project. So they sent her a lease to sign with some worse terms than the original option, and some clauses shoved in there that seem problematic to me. And they hope sheāll just sign it. I think sheās in a pretty good spot to squeeze them. The project is 5 years into development, and is supposed to start construction in March-May. Plans are finalized with the power siting board. Why in the world they donāt have all these leases finalized before this stage of the game seems crazy to me. They just sent her the lease today.
Yeah, she definitely needs a lawyer. Google for someone in Ohio who says they do solar leases, or even just business-oriented leases should work. Itās the type of thing that can be done all remotely, so anyone in Ohio should be fine. Iād guess itās a $1500-3000 project if done efficiently, more if thereās some complexity or a lot of negotiating.
I think Simpās advice is pretty good (as a fellow attorney). I might add that someone with commercial real estate experience would probably be good. Attorneys who work with a lot of agricultural clients may have good experience with these kinds of leases because, I believe, they often are installed on ag lands.
