Does US have this problem with what we call conveyancing - solicitors (High St lawyers) taking forever to do simple tasks when buying a property?

You don’t need to use a lawyer to buy a house here. I’ve only closed on one property and recently refinanced it and both things went smooth without interruptions.
Not in my experience. If you use a realtor they get a commission on the completion of a sale so they’re incentivized to move the process along as quickly as possible. If anything it’s slightly on the other side of the balance where they’ll push you to buy and do the due diligence a bit too quickly.
Our grandparents used the word “poke” to refer to a small bag usually containing chips. West Coast of Scotland lingo.
These days “poke” means a dodgy restaurant pretending to be Hawaiian that used to be a dodgy restaurant pretending to be a sushi joint and prior to that was a generic Chinese takeout place that hadn’t yet figured out how to exploit hipster trends.
Not in southern california man, most poke places are pretty frickin good.
Does this actually happen? Cause I’m trying to imagine a generic takeout Chinese place becoming a sushi joint and I’m just not seeing that ever working.
The most tilting expense associated with home buying is title insurance. Absolute robbery.
Maybe things are different on the west coast but that looks a bit more upscale than you usual “generic Chinese takeout place.”
The generic ones are even less likely to be authentic. You really think there has been a massive influx of Japanese (and now native Hawaiian Islanders) looking to open up low margin takeout restaurants in midwest strip malls?

I think there are lots of generic Chinese takeout places. There are also lots of knockoff faux Japanese steakhouses run by Chinese/Korean-Americans. What I’ve never seen is this transition from one to the other, like I run in to get takeout General Tso’s and an egg roll from my usual hole-in-the-wall place and instead I find a sushi bar and someone saying “Irasshaimase!"? I don’t think that business model is going to work.
A similar thing happened here when “Indian” restaurants started to be run by Bangladeshis for the same reason.
I don’t know anything about Bangladeshi cuisine, but I’d assume it’s pretty similar to India and add beef?
