Just imagine your rent is three times higher, your company takes $400 out of your paycheck every two weeks to pay for health insurance while you still have to pay out of pocket to see the doctor, and your job disappears every two years because your company keeps getting bought by different financial holding companies. That’s what a good situation is like in the US.

69% of tenants paid some rent between April 1-5, down from 81% in the first week of March and 82% in April 2019.

The data does not count single-family homes, and the apartments tallied exclude public housing and subsidized affordable housing.

Just 2% of April rents aren’t in yet for our company. Of those, only one is a new name on the late list and the rest are just the same old crowd who seem to not mind paying late fees every month.

However, we have had 5 instances of tenants wanting to renew through 2021 but their co-signer(s) refusing to sign that extension due to COVID-19 and uncertainty about the upcoming fall semester.

I thought you guys would get a kick out of this tenant, sticking it to the man today.

He’s apparently been ignoring all phone calls from the person handling leasing, so I gave it a shot from my landline.

The tenant in question has a lease that ends in June but wanted us to list it for him in May.

Did not expect Inso to post proof that landlords don’t actually do anything but welcome aboard comrade.

lol at expecting your tenants to do your marketing work for you. It’s amazing these videos aren’t all extended rants about how shitty the apartments are.

If he is moving in April you are obligated by law to list it in May to mitigate your damages, no?

All of the units are quite nice, though!

We did, and it’s been on the vacancy list with about 20 stacked up requests for showings on it, but with the regular in-person showings out of the question and us not willing to potentially violate these very unclear directives on what landlords can and cannot do with regard to unit entry, we can’t go do take one ourselves.

Would you sign a lease for an apartment you’ve never seen before?

Did you ever consider taking these videos before renting the properties out? Or mayhap giving your tenants compensation for the work they’re doing for you?

I’ve never been asked to film my apartment, and I’d absolutely tell my landlord to fuck off if he did.

If I was sitting here telling you that our normal leasing process is to refuse in-person showings and provide video tours only to prospects because in-person leasing is a major pain in the dick and huge timesink, you’d be shitting on me for that instead. The only property managers who have stock footage of their units are probably luxury high-rise operations with fancy websites.

If this kid wants to pay an unnecessary $1500 extra in rent to save himself 8 minutes of “work” in snapping a video of his unit and dropping it into a cloud folder, then I guess that’s on him.

Edit: Going forward though, yes we will be putting together a library of video tours for every single unit in case unconstitutional lockdowns become the norm.

Correct, although if the tenant is smart and cares about the potential consequences of breaking his lease, he should be doing everything in his power to help the landlord rent the place so that he is not on the hook for lost rent.

When I was a landlord, I often didn’t mind if people told me they wanted to leave early (assuming it wasn’t in the winter), because these tenants were usually very accommodating about allowing showings, keeping the place fairly tidy for these showings, etc.

lmfao, how hard do you think it is to upload photos to a website in 2020? You’re expecting your tenants to do it for free, so surely it can’t be that hard. Maybe have a little foresight next time.

Wow it really sucks that this guy is able to exploit his situation to get money without doing much work.
